Explanations and Full Details of Services Offered
  
Standard Services
The annual fee is due in 2 installments on 15th June and 15th January of each year. "Commercial" is defined as more than 12 weeks occupancy in a calendar year. "Friends & Family": 12 weeks or less occupancy.
1.    Payment of bills and taxes. This includes paying the bills for electricity, water, telephone, internet and council taxes etc.  Receipts for all the bills will be kept on file and available for clients to look at on request.
2.    Payment of local service providers.  This includes paying your local accountant, cleaner, gardener and anyone else on your “payroll” here.
3.    Property Checks.  We shall check the exterior and interior once per month and after extreme weather.  We shall advise you by e-mail of any problems.
4.    Property Reports (via e-mail).  For your peace of mind, around billing time and under special circumstances, we will provide you with a summary of the status of your accounts, progress of any work being done, notes on renters’ experiences and any concerns to be addressed concerning your property, tailored to your property’s specific features and to your requests.
5.    Notification of relevant developments in local regulations and environs.  Especially as you are away, we will always notify you of any new laws, regulations, construction projects, services or news of risk that might affect you, your property or its neighborhood. 
6.    "Useful Information" Folder in Property.  With the aim of giving your guests (paying or not) a smooth and pleasant stay in Kaṣ, while also protecting all aspects of your property, an informative booklet will be provided and maintained on site.  This folder will present need-to-know information about your home (how to use appliances, where to put rubbish, how to order water, etc.) and about manoeuvring around Kaṣ as well as informative sections to enrich one’s experience in Turkey.
7.    Free registration of property location with local police station (for easy call-out). This service is for extra assurance in the unfortunate situation whereby the police need to come to your property.  This registration will save time and unnecessary language problems.
8.    Villa Signs.  Attractive villa signs will be provided which will also carry (tastefully) the Stone company logo and address.
9.    Emergency Contact for you and your guests.  We will provide our contact information along with other emergency phone numbers to be used, free of charge, in any emergency situation such as medical emergencies or incidents requiring police or fire response.  (Please see *Call-out Fee Schedule regarding non-emergency calls-out.)
10.   Technical and Professional service Advice and Referrals.  With our extensive and diverse base of contacts in the Kaṣ area, we will almost always be able to guide you to the right professional, technician or government office to serve your immediate needs.  Simply contact us and describe your situation.  A simple Direct Referral is free of charge.

Per Rental Services
1.    Rental Management fee. This base fee will be charged per rental and includes: co-ordination and check-up with cleaner and laundry (even if these services have not been provided by Stone), a local English-speaking contact, includes 1 off-hours call per stay. No charge for dealing with medical emergencies or incidents that need police or fire services.  This rental management fee is obligatory; all other rental services are optional.  30 TL
2.  Meet and Greet.  Personal handover of key and orientation meeting at a time convenient for occupier. Please see *Call-out Fee Schedule below.  50 TL per office hours, 70 TL out-of-office hours.
3.    Welcome Hamper. Standard or Deluxe versions are available and are presented in an attractive wicker basket.  Cost is the price of items plus 40 TL for delivery and collation.  Please request the Per Rental Service price list for current item costs.

4.    Vehicle Transfer.  Stone Management can organize transfers from and to all destinations in Turkey.  Through their affiliated travel company they have a wide range of vehicles available, all with the correct licenses, legal papers and necessary insurance covers.  Please request the Per Rental Service price list.
5.    Rent-a-Car.  We can arrange car rentals to suit a variety of needs and circumstances. Please request the Per Rental Service price list.
6.    Full Clean (prior to guest arrivals).  Cleaning rates are subject to the size of the property.  Please request the Per Rental Service price list.  Stone Management will provide all the cleaning detergents necessary, but it is the owner’s responsibility to ensure that the property has a reliable, effective electric hoover supplied with a sufficient number of hoover bags, mops, buckets and brushes.  We can arrange a drop-off and/or pick-up of your own cleaner from Kaş or Çerciler for 10 TL per journey. 
7.    Interim Clean (whilst property is occupied).  Cleaning rates are subject to specific requirements and size of property and can be arranged in advance or per guest’s request. 
8.    Laundry service.  Stone Property Management sub-contract out their laundry to a reliable cost-efficient establishment. Prices are charged per item and this includes washing, drying and ironing. Please request the Per Rental Service price list. Stone management charges 20 TL for organizing the collection and delivery of the laundry. This price is a flat rate on top of the laundries.
 
Supplementary Services
1.    Project Management (consultation fee 30 TL , costs plus 15%, consultancy fee waived if project undertaken).  Management and completions of all types of work undertaken for repair or improvement purposes. In such cases quotations for the work would be provided beforehand and signed off by customer.  For minor replacements and installments please refer to our *Call-out Fee Schedule below.
2.    Off-hours call-out fee.  See *Call-out Fee Schedule below.
3.    Deep Cleaning of property (for example, post- or pre-season).  Winterization and De-winterization including getting underneath major fixtures and furniture (removing and replacing), laundering curtains, hand-washing carpets and rugs, sealing and storing (or unsealing and displaying) moisture-protected items, etc.  Prices tba.
4.    Grounds Maintenance.  We can provide a Grounds Maintenance package tailored to your property including, as relevant, Pool Service, Gardening, Minor Repairs etc.  Service will be paid on a monthly basis with a minimum one-year contract and may include service from several individual specialists. For a medium-sized villa pool-and-gardening service we currently charge 300 TL.  
5.    Free Listing on www.kas-adventure.travel, on our own Website (coming soon!) and our office “Bulletin Board” (our in-house network resource for connecting renters with available properties).  These are meant to accompany, not replace, your already existing rental advertisements.  We take 15% commission on bookings that we generate.
6.    Free Management of listing on www.holidaylettings.co.uk and/or www.ownersdirect.co.uk.  Client pays costs to webhosts; we take 10% commission on bookings we manage through these sites.
7.    Translation Services.  Our experienced, in-house Certified Translator can support you with issues large and small, written and oral.  Hourly rates commensurate with the job.
8.    Tech Support.  We offer technical support, advise and help with installing computer networks, ADSL lines, etc.
9.    Home Furnishing.  We offer a furnishings and decorations service. This would involve ordering and overseeing the installation of curtains, furniture and interior decorations.  For minor purchases and replacements please refer to our *Call-out Fee Schedule below.
10.   Navigating Local Bureaucracy.  We can help you obtain Residential Permits, Certificates of Occupancy and get you through other red-tape paperwork.
11.   Taxes.  We can help you with tax declarations so you can rest assured that you are in good standing here in Turkey.
12.   Wills and Estate Bequests.  Our experienced in-house certified translator can draft and properly file with the appropriate government offices your wills and estate bequests to ensure that your properties in Turkey are allocated in accordance with your choosing.
13.   Title Deed and Share transfer.  With our extensive experience in these matters, we can facilitate the smooth transfer of Title Deeds or shares of properties in Turkey.

* Call-Out Fee Schedule

Any service that requires our physical presence at your property, beyond the scope of our Standard Services (above), will be charged as the cost plus 20% with a minimum fee of 20 TL—our “On-hours call-out” fee.  For calls out to your property beyond office hours, this fee schedule is the same except for an increased minimum fee of 50 TL—our “Off-hours call-out” fee.

Our office hours are:

                            April – October – Monday to Saturday – 0900 – 1900 hours
                            November – March – Monday to Friday – 0900 – 1700 hours

Notes:
It is the responsibility of the owner to insure their property against accident or injury caused to visitors or workers.
If the value of the TL falls by more than 20% against a basket of currencies that comprises of Euro, Sterling and the US Dollar we reserve the right to recalculate our prices.
